How Do You Know If You Need Roof Repair or Roof Replacement?

If you are unsure whether or not your roof is in need of simple repairs or a complete replacement, there are a few questions that you can ask yourself to help determine which option is going to be best for you. As always, though, you can always reach out to our roof repair team — we would be happy to help you with our professional opinion.

How Old Is Your Roofing?

Most modern-day roofs are made to last about 20 years. If your roof is damaged in a storm or other incident and is well under 20 years old, it may not make much sense for you to have an entirely new roof installed. That roof more than likely has a lot of good years left in it, so it makes the most sense to patch it up with a little roof repair work.

How Much of Your Roof Is Damaged?

Another factor to consider when you are determining if your roof needs roof repair or roof replacement is the extent of the damage to your roof. If your roof is only damaged in a small area that takes up 5% of your roof, a roof replacement may not make much sense. However, if the damage to your roof takes up over 65% of your roof, it’s usually a good idea to have your roof replaced no matter the age. This is because the roof repair process for a roof that is damaged to this extent may end up costing more than it would be to just have the roof replaced altogether.

What Material Is Your Roof Made Out Of?

Different roofing materials have different strengths, lifespans, and costs associated with them. The type of material the roof is made of and how much damage there is to the roof will play a large role in whether roof repair is acceptable or you will need a roof replacement. Some roofing materials are much more durable and made to last longer than traditional asphalt shingles. For example, let’s say two homes have two types of roofing that were installed at the same time. One home has slate and the other has asphalt shingles and both roofs are 30 years old. The asphalt roof has lived well past its prime and likely in desperate need of being replaced. Whereas the slate roof is still in its infancy and has another good 100 years left in it.

Is There More Than One Layer?

In some cases where the home has an asphalt roof, the owner or a roofing contractor may have installed a second layer of roofing over the initial layer of roofing. If this is the case, it is definitely time for a roof replacement. There should never be any more than two layers on any given roof. And at Structural Technologies in Denver, we typically don’t ever recommend having more than one.
